Why a flat fee beats a cut

By VIII · Published

Most agents in Dubai work on a split. The brokerage holds the licence, the agent does the work, and when the deal closes the commission is divided, often down the middle.

That arrangement made sense when the brokerage supplied the desk, the phone line and the leads. Today the agent supplies most of that. What the brokerage still supplies is the licence, the paperwork and the payout, and none of those cost half a commission.

The arithmetic

Take a secondary sale at AED 2,000,000 with a 2% commission: AED 40,000 before VAT.

  • On a 50% split, the agent keeps AED 20,000.
  • On a flat monthly plan, from free, the agent keeps most of it, with the share written into the agreement, and a paid plan pays for itself many times over.

The more an agent closes, the wider that gap gets. A flat fee rewards the people who do the work.

What the fee buys

  • A licensed brokerage behind every deal, and the agreement that says so.
  • The deal verified by a person before it is paid.
  • The payout initiated within one working day of the commission clearing.
  • The record: every deal, every document, every payment, on one page.

What it does not buy

We do not take a cut of the deal. The split is written into the agreement, and the platform shows the figures before the agent submits, so there is nothing to negotiate afterwards.

A flat fee and a written split is a fairer trade, and one that can be checked line by line.

If that sounds like how you already work, the plans are on the home page.
